Woodbourne Group unveils plans for self-storage pipeline
Woodbourne Group is pleased to announce plans to deliver a new premium self-storage pipeline across the UK, beginning with a major multi-million-pound redevelopment in the West Midlands. The first site will be delivered at Pedmore Road, Brierley Hill, Dudley, marking Woodbourne Group’s entry into the fast-growing self-storage sector.
The Group will lead the transformation of a 1.03-acre site by repurposing an existing 31,750 sq ft industrial building into a high-quality 50,000 sq ft self-storage facility.
The scheme will deliver:

- Reconfigured entrances optimised for modern self-storage operations
- A revitalised building frontage
- Investment into a long-established industrial district
- New employment opportunities for the local area
Situated on the A4036, the location is directly south of the Level Street/Hurst Lane junction, benefiting from exceptional visibility and a traffic count of over 50,000 vehicles daily.
The Woodbourne Group Self-Storage Pipeline
The site sits within one of the region’s most established industrial corridors, with strong connectivity to neighbouring estates including Sterling Park, Enterprise Trading Estate, Peartree Lane, Narrowboat Way, and Navigation Drive.
Its immediate proximity to Merry Hill Shopping Centre — one of greater Birmingham’s principal retail and leisure destinations — further enhances the commercial potential of the development.
The building is currently used for the production of butt-weld pipe fittings and will be fully reconfigured to meet the requirements of a modern, customer-focused self-storage facility.
